The Ewell Downs area is bounded by Epsom Road and Reigate Road as shown in the map link, and the Sycamore Gardens development. The area is primarily residential, but includes Wallace Fields Infants and Junior schools. The area includes several of the most desirable roads in the Epsom area. A few buildings date back to the 19th century, these include Longdown House, North Looe House, and North Looe Farm.

There are two conservation areas on Ewell Down, these are Ewell Downs Road / The Green (see link) and Longdown Lane North / Higher Green (see link). The controls on building and planning are tighter than normal in the conservation areas. Mill House, Windlmill Lane is a Locally Listed Building. Longdown House, Longdown Lane North is a Grade 2 Listed Building. Just outside of Ewell Down are Hollycroft, Mulberry House and The Old House in Epsom Road and Longdown Cottage in Colle Road are all Grade 2 Listed Buildings, with The Firs in College Road being a Locally Listed Building.

There is a wide choice of public and private schools in the Epsom & Ewell area, including the renowned Epsom college. Shops, restaurants, bars and banks are nearby in Ewell village, with a wider choice in Epsom that is slightly further away.

The area has many sports facilities which include David Lloyd Epsom, Virgin Active Epsom, Rainbow Leisure Centre, Epsom Sports Club, Ebbisham Sports Club, several golf, tennis and football clubs, and Epsom Hockey Club.

Ewell East is the closest train station, with regular services to London Victoria, London Bridge, Epsom, Leatherhead, Dorking and Guildford.  Epsom station has additional services to London Waterloo with a journey time of around 35 minutes. The M25 is a few miles away, with the A217 providing easy access to Junction 8 near Reigate. The A24 is a short drive to Junction 9 near Leatherhead.  The A240 and A3 provide access to Junction 10.

The Epsom area has business parks and many offices. The largest employers in Epsom are Epsom & Ewell council and WS Atkins, but there are large number of smaller offices, especially near to the centre of Epsom.

Epsom Downs are in close proximity, with stunning views over Greater London and Berkshire. Many beauty spots and places of interest are a short drive away. These include Box Hill, Polesden Lacy, Claremont, and Nonsuch Park.

The Epsom & Ewell area has been ranked by the Location, Location, Location  TV programme as the best place to live in the United Kingdom.

The Epsom area is on the outer fringe of London, being 18 miles from Charing Cross, but less than a mile from the country side. Epsom and Ewell are covered by Surrey county council and by Surrey police. Adjacent is the London Borough of Sutton which is covered by Metropolitan police.  Telephone numbers have an STD code of 0208 for Ewell, a code of 01372 for Epsom, or a code of 01737 for Nork.
